You know you own your property but could you prove it?
If the title to your property is unregistered, have you considered registering it? Registering your property at the Land Registry proves you own it. Registration protects you against claims on your land if someone were to try to encroach on it, and is the most effective way to bring all your documentation up to date. It means that your legal title is guaranteed, an accurate plan is provided, there is a concise and authoritative record of ownership, rights, and covenants, and ultimately simple forms replace complicated documents in conveyancing transactions.
Currently, the registration of title to unregistered properties is compulsory following a transaction with land, for example, the sale or mortgage of the property. The Land Registry is anxious to encourage owners of unregistered land to register their title to it, even where such a transaction has not occurred, and as a result the Registry has reduced the fees for voluntary registration by 25 per cent. Why not take advantage of this, and have peace of mind.
